PROPERTY MANAGEMENT: BRANDYWINE HOMES USA
Vertically integrated full-suite property management platform
Brandywine Homes USA (“Brandywine”) is Lafayette’s fully-integrated property management arm, founded in 2014. Brandywine offers an end-to-end property management solution to the Lafayette Funds as well as to third-party SFR owners, with an obsessive focus on resident satisfaction. Brandywine manages and operates ~5,000 single-family homes across Atlanta, Tampa, Jacksonville, Memphis, Orlando, Sarasota, San Antonio, Indianapolis, Kansas City, Columbia, Nashville, Charlotte, Wilmington and Dallas.
Development & Construction: MARQUIS HOMES
Vertically integrated homebuilding platform for our Build-to-Rent (BTR) communities
Marquis Homes (“Marquis”) was launched in 2022 to enhance the collaboration with our homebuilder partners and selectively internalize the entitlement, development, and construction of our Build for Rent communities. Marquis currently has a team of 16 combining 60+ years of collective homebuilding experience at large national players such as Lennar, Taylor Morrison, Hovnanian, and Century Communities. We continue to expand our team and capabilities to reach our ambitious goals.

SFR & BTR INVESTMENT STRATEGIES
Diverse investment strategies within the single-family rental and build-to-rent asset class
Lafayette invests across the residential housing ecosystem through multiple strategies and vehicles.
Our primary focus is Build-for-Rent (BTR) communities. By developing purpose-built single-family rental neighborhoods, we add much-needed new housing supply and help address affordability constraints.
We also partner with homebuilders to bring newly constructed inventory into the rental market.
Across our equity platform, we deploy both opportunistic capital, targeting high-teen returns, and Core+ capital, targeting low double-digit returns, differentiated primarily by the level of development risk.
Historically, we have invested in residential credit strategies, including bridge and fix-and-flip lending. While we do not currently have an active credit vehicle, relaunching our credit platform remains part of our strategic roadmap.

Nonprofit advancing career readiness through personalized coaching, mentorship, and skill-building programs
Brandywine Cares is our nonprofit organization launched during the pandemic to help residents and community members navigate unprecedented economic uncertainty.
Its mission is straightforward: expand access to better career opportunities. We focus on employment because it is a core driver of economic stability, mobility, and quality of life. Brandywine Cares supports participants through practical coaching, job readiness, and entrepreneurship programs.
Five years later, the nonprofit has supported over 1,000 individuals and generated $5M in community impact by increasing access to higher-earning employment and supporting the growth of entrepreneurial ventures.
